Land North of Russell Lane, Watford

In October 2023 a planning application was submitted to Watford Borough Council for 57 new homes, including affordable housing, with associated car parking, open space, landscaping, acoustic barrier, ancillary works and vehicular access off Hempstead Road and pedestrian access off Russell Lane on land north of Russell Lane, Watford.

The site


The site is allocated for development in the Watford Local Plan.


It is a tear-shaped area which is contained by the A41 to the north and the mature woodland to the south. The site currently has limited agriculture use and has no public access.


The site is allocated for approximately 90 units. However, rather than building flats, we propose to build approximately 57 much-needed family homes.
